Where to look
Buying property as a foreigner
The Dominican Republic places no restrictions on foreign ownership. Non-residents hold the same property rights as citizens, and no residency permit is required to purchase. What you should budget for is the closing cost: between 4% and 6% of the purchase price, covering title transfer, legal fees and registration.
Local banks finance up to 80% of a property's value for qualified buyers. Mortgage rates in 2026 run roughly 6–8% annually on US dollar loans and 11–13% on Dominican peso loans. You can estimate monthly payments with our mortgage calculator.
Before signing anything, confirm the property has a valid certificado de título and a current deslinde, and always work with an independent attorney — not one recommended by the seller.
